because in the 1970's funding for colleges collapsed
the college professors who had been having a great time in the 1960's were losing their jobs

for that asset class, the prices are rising by supply and demand, there is a shortage
so it's more about what you buy and where, fully detached at desirable location can't lose

in terms of mechanisms for social control
the biggest one I see is Quantitative Easing
Central Banks buying bonds to keep the interest rates net negative
that is the deflationary effects of 2008 in action
if at any point QE comes to an end, the effect would be a Benefits Cliff
once the middle class goes flying off that cliff into rising interest rates, that will probably be the sea change
that's where the pendulum would swing away from Woke back towards Trumpism
the Biden Administration can do a lot of damage, but they won't put Humpty Dumpty back together again
this will crash & burn in the end, which is how Obama led to Trump in the first place

aside from moving out of urban / industrial centres to buy a fully detached home at a desirable location
the next things to do would be to harden against rising interests rates, get rid of non productive debt
while hardening against inflation by investing in hard assets, fine art, fine wine, crypto, what have you
at which point rising interest rates are not such a burden and you can offset by moving into fixed income
inflation is not necessarily a bad thing, you just have to make sure to prepare for it, observe, orient, decide, act

in terms of personal security, I frankly find the police to be the most menacing
it's like this lady cop in Minny goes to Taser a guy
but yanks out her Glizzy by mistake and pumps him full of lead

cops everywhere are on a hair trigger
I am not confined to my home per se
but I find it's just best to minimize time on the street with the Keystone Cops as a general rule in this era
I went to visit Capps just twice, and both times I was pulled over and hassled by the hair trigger cops
it's not racism which gets black men shot, they just have more contact with the police
the more you interface with the cops the more likely you are to encounter a bad outcome
