Wait, wtf is zoning for single family? I'm from Houston, we have close on zero zoning laws anywhere. It's not uncommon to see condos turned into Chinese restaurants. It's actually great I love our lack of zoning laws.

Just fucking dispense with most zoning laws. Trying to increase multi-unit structures is a good plan, and cities ban them because they want higher property tax revenue. But the problem is deeper.
They are just plugging fingers in all the cracks of the dam at this point anyway. Democracy is kind of fucked when you open it up to everybody, especially the merchant class.

The endgame theory is to have urban wastelands; large blocs built around public transit. Instead of the utopia these fools think it will create, it will just look like Iron Curtain era Eastern EuropeSpeaker to Animals wrote: ↑Fri Jul 05, 2019 8:30 amJust fucking dispense with most zoning laws. This is also an extension of the 50s American Dream of Home Ownership ideal, although these people do not realize that multi-family residences do not fulfill that dream, since as soon as someone gets in one of these they will want something with a piece of land. On top of that, multi-family/townhouse/condo places are only marginally cheaper than SFHs and will do nothing to satisfy the "housing crisis"
As long as idealistic retards with no sense of reality continue to flood the western urban centers, housing will be expensive due to simple supply and demand

I contend that supply is limited in part because of deliberate democratic party policy designed to maximize property tax revenue at the city level. They refuse to zone for duplexes because it doesn't maximize their tax revenue both in terms of the fact that a duplex is by nature a lower property value (and lowers existing property values after it is built and inhabited), and because it increases housing supply which lowers housing prices and thus potential tax revenues.California wrote: ↑Fri Jul 05, 2019 8:48 amThe endgame theory is to have urban wastelands; large blocs built around public transit. The lolberg and neocuck wing of the republican party, as fucking ridiculous as they are, at least cater towards entrepreneurial interests, which means multi-unit dwellings are ostensibly supported as long as they don't affect the property values of the wealthy republican donors.

The problem with these laws is that they don't cater towards entrepreneurial interests either. Instead of creating zoning that allows for either single family or multi family residences, or just doing away with zoning altogether, these laws force multi family residences. I say let the builders build what the market wantsSpeaker to Animals wrote: ↑Fri Jul 05, 2019 9:21 amI contend that supply is limited in part because of deliberate democratic party policy designed to maximize property tax revenue at the city level. Another thing not addressed at all in these fights over housing supply is the simple fact that the ridiculous regulations and licensing required to build a house or housing development is cost-prohibitive. These statists cannot comprehend that everything they do in order to "protect" people is anti-entrepeneur and cost-prohibitive

In all fairness to Oregon, its Portland.
Portland's voting power create a Filthy Collectivist dystopia for the rest of the state. It's a perfect example for a US without an electoral college

That's not an option either for many places.California wrote: ↑Fri Jul 05, 2019 9:51 amThe problem with these laws is that they don't cater towards entrepreneurial interests either. Those cats over in Asheville have serious housing problems because there actually is very little land that can support housing. Then you had God damned boomers speculating like a motherfucker in the housing market, driving up prices. On top of that you had millennials pooling their resources to jointly buy property (especially condos and the little eco houses that abound over there) to rent out over Air BnB.
The end result of "let the market decide" is almost always the same result as "let the central planners figure out how to maximize housing". That is: housing shortages.
Ideologies are dangerous because they lead people to not address reality as it is, instead looking for ways to fit data into their ideological thinking. It's really bad. Go meta with shit. Think about how it all works as a system. There is no easy solution to urban planning other than: DON'T URBAN.
