I've had nothing but positive experiences with auto insurance, recently.

2014 - brand new (3-year lease) car - guy pulls out to cut me off, I end up hitting a sign. My insurance paid, no issues, no rate hike.
2014 - fixed car, two months later - crazy lady t-bones my car, turning it 90 degrees. Car is totaled. (This is while I was sitting inside a friend's house. She hit my parked car.) Insurance got me a brand new car. No rate hike.


BTW - when we went down to one car, our insurance went down by more than half. Our insurance is about $70/month, now. Used to be over $200.

If you look at the website you can see these are some nice places in a desirable location. You can also see they are super expensive, but they're honestly not priced above fair market value. So why are they so empty? What the website won't tell you is that due to CA's laws a portion of these apartments have to be "affordable," so there is a group of apartments there that are leasing for $1000 and under a month. People know this and are therefore unwilling to pay 4x over what some people get to pay because they can't make enough money but want to be entitled to living at the beach.

Real economic principles can't be applied or demonstrated when the government gets in the way
