I would just buy land right now. Away from expensive residential areas. I doubt housing markets can maintain their value.

They won't they are at the top. Nobody is selling. For sale signs are everywhere. This is a big dulldrum that no one is talking about. There is no fucking bubble to pump anymore it's basically over this time. Quality of our replacements is dirt poor and we aren't even hot shit ourselves. Entrepreneurship means basic theivery there are no new markets to tap. The technology plateaued way ahead of schedule everything is pointing towards 2040-2050 for a massive population reduction. Just live in your real estate, and collect rent on your investment properties, then there's no reason to sell into a correction. It's only a loss if its realized, if your location is sound, just hold on to it.

If you do the real estate thing, it makes sense to rent where you live but invest in rental properties you rent out for income.
But I think the alternative that is more palpable to people of my temperament is to rent where you live (or just live in a cheap condo) and buy relatively close rural land you use to produce something. That can be vegetables, fruits, grains, cattle, milk, whatever.

I've only ever done real estate as an arbitrage play, first get myself up out of the tenant class, then to parley that into a nicer property, while collecting my profits therein, by moving from an overvalued market where I sold high, to an undervalued market where I could buy low.
