I've had good success with rentals.

The key for me has always been, rent below market value, then be very picky about who rents and sign them to long term deals. But I've only ever rent stick built (or commercial). Never down mobiles or multi's.

Course my strategy is illegal in Seattle, so there's that.

I rent a lot because I've moved so much in my life because I was in the Army. Nowadays it's a convenience thing.

Long term rental (longer than a year) it raises red flags for me.

Out of an infinite number of possible outcomes, from an infinite number of possible decisions, countless wrong decisions lead to me being right where God intended me to be, so that I could meet the person God intended me to be with.

Sometimes it helps to work all the kinks out in a starter marriage before moving on to the real one.
