I prefer an investment I can enjoy in real time

although I do hold some gold, and it is enjoyable to hold it in my hand

So what happens to real estate values? I hear there is a bubble that is ready to pop, but if we get inflation won't that prop up prices?

I've noticed over the past year that values for items on Ebay, at least within the realm of things I browse for, have been significantly increasing.

Take baseball cards for example. Things I was able to buy a year ago for $75 are now regularly selling for $200. This is not just on specific items, but appears to be a general trend. Other types of items seem to have the same trend.

At first I chalked this up to COVID. Lots of stuff shutdown + stimulus = people spending money on other things instead of concerts and sporting events. Now I'm beginning to wonder if this could be a harbinger of significant inflation.

ah, well, there will be a correction in the real estate market when interest rates rise, certainly

for us, this is our dream home, so we're not selling, thus the price is irrelevant for those purposes

for younger people owning their first home, they just have to make sure they can cover their mortgage

it's not a loss unless you realize it by selling into a correction

really for a younger person, a home is just a savings account that they can live in

As a current homeowner, I’m looking forward to a drop. The price of a more expensive home has risen more than the value of my existing one.

So, to move actually costs more when prices are up. Buying low counts more than selling high.

it really comes down to location

even in a correction, I don't expect prices around here to actually drop

they will just rise slowly rather than like a rocket as they are now

even if there was a massive 40% correction, a technical market crash

prices have risen so much, I would still be up 50% net over purchase price

40% would make me so goddamn happy right now.

My down payment is a bigger percentage, and the money from existing house pays off more principle. Bring it on please!

you have to know your market

here in the Greater Toronto Area, I know the market, this is my fourth home owned in this market

but this one of the hottest markets in the world, this is the big leagues here

you could sell a house here, and then take that money and buy two houses in another part of Canada
