I didn't start in the equity markets, the first thing I bought was real estate

The equity markets became a way to stop working

But first you need a place to live, paying your own mortgage, not someone elses

You're not going to make a huge return inflation adjusted over 25 years

But it's like a savings account, which you can live in

Plus chicks dig it

A bachelor who owns his own home is the most eligible in town
How many different houses have you owned over the years? my concern (and realistically I'm probably 3 years away from getting a job that would allow me property) is that the employment market may force me to move. In the early stages of life, is owning the property more important than its location?
I've owned four houses, three I lived in, one is an investment property

You asked where you should direct your investment first, at your age, blow job city is where I went

Location is paramount,

don't settle

buy a place which you would be happy to live in for the rest of your days, if you got stuck there
True. I got a buddy who just bought a property in Volusia county less than a year ago. I need to get some of the details from him.

True.
You do need the credit rating, the downpayment, and you have to pay that mortgage no matter what

If you have to turn tricks in the alley to pay, just pay it

But don't think of it as cost

You are relieving yourself of the burden of rent : paying someone elses mortgage

Savings account which you could live in for the rest of your days if you had to ; is the first step to personal financial stability

And frankly, in America, if I didn't have job stability : I would join the military

You don't have to be an Airborne Ranger, you can be clerk for all I care

But it's a stable way to sock money away to buy your dream home at the end

Mind you, Airborne Ranger is what I would be

My credit rating is shit, so I need to figure out how to get that back up. Not gonna lie, I am a major fuckup financially, but I am trying to turn that ship. Its an oil tanker though, so it won't happen overnight.

Join the military, right away

The first house I bought was before I received my inheritance

I didn't know my father was going to die, I thought this was going to be my home forever

It wasn't fancy, but it was nice, it was small, but it was good with me, my wife and my dogs

I could have lived there for the rest of my days If I had to

I bought that house with money I saved up in the army

Room & board was $115 a month, everything else I banked

You can set up an account on tdameritrade if you like - it’s literally made for uninformed users.

You won’t make any money though, for a host of reasons I’ve provided. Buy some land, or other hard assets.

Thank you all for the input.

I am a young (not that young) person, and as a result, I generally think fairly short term. I'm not looking for some get rich quick type bullshit. I just want to put aside some cash so decades down the road I can have a safety net of some kind. It sort of goes against my programming to even think this way(because I have poor impulse control), but that is how people who have their shit together think. I want to pretend I am one of those.

Smitty, thanks for the advice, and SF thanks for the link.
