The key for me has always been, rent below market value, then be very picky about who rents and sign them to long term deals. But I've only ever rent stick built (or commercial). Never down mobiles or multi's.

Course my strategy is illegal in Seattle, so there's that.

That's what some of the other owners in my condos were doing before the HOA voted to ban renters. Most of the renters I knew before they had to go were decent people.

I wonder how you even find people like that. In one case, the owners knew the renters through work (fire department) so it was pretty easy going.

Still, those people were renting a two bedroom condo for about $800 per month when two bedroom apartments around here are renting for about $1200 and up.

Taxes are only about $700 per year, though, compared to the several thousand dollars per year you'd pay down the road in Buncombe county, which is controlled by democrats and ass hippies. We don't even have functional government schools. We barely fund that place. Everybody sends their kids to the private Christian schools around here, which are actually very good -- and affordable since you aren't getting ass raped by a teacher's union.

Honest to God, same-sized condo in Cook county Illinois: over $7,000 per year in taxes about ten years ago, and that's definitely gone up.
How much do those good Christian school teachers make a year? 30K?

I rent a lot because I've moved so much in my life because I was in the Army. Nowadays it's a convenience thing.

Long term rental (longer than a year) it raises red flags for me.

Why do you want this? High crime? Shitty house? Etc...

Actually, I think a little bit more than what we pay the people at the government school. I think our average teacher salary is like 44k at the government schools. I told you, we choose to fund as little of that garbage bin fire as possible.

They probably wouldn't hire somebody with that background, though. I think they only hire people with actual degrees in the subject matter they teach, but I might be wrong about that.

Why don’t you just do things in a way that guarantees you’ll get people likely to pay their rent?

I wish I had thought to live in a camper in the RV park and collect BAH while paying pocket change for my lot fees.

I only learned that other soldiers were doing that after I was married with kids.

Whenever we go camping we find sooooo many people living their retirement this way. So beautiful. It's one of the pluses about camping; meeting so many people doing it all differently.
Account abandoned.

Yeah, we burned through those guys about once every six to eight months. They just separate after that.

A man can only deal with so many drunk airmen falling off the roof of a three story barracks and fucking up the patio overhang or crushing the bikes on the bike rack. Then the naked fat chicks running around the barracks and hiding in various places..
