I disagree Martin.
I went from a broke as fuck welfare kid, to soldier, to someone who is legitimately predicting I'll be retired by 36.
I give all of that up in a divorce to someone who is a bartender.
No one has been able to explain to me how that is either fair or a good choice.
Now see here, I am not taking Martin's side, but honestly it's been 7 years what you waiting for?
Yeah, shit or get off the pot.
I had a shitty one, stuck it out longer than I should have thinking it was better than divorce. Woke up. Got out. Upgraded. Now I'm on cloud nine.

Which decision? Divorce or marrying again?

Marriage is when it stops being only about you, and whatever you is left, your kids get. It’s called maturity.

The key for me has always been, rent below market value, then be very picky about who rents and sign them to long term deals. But I've only ever rent stick built (or commercial). Never down mobiles or multi's.
Course my strategy is illegal in Seattle, so there's that.

I rent a lot because I've moved so much in my life because I was in the Army. Nowadays it's a convenience thing.
Long term rental (longer than a year) it raises red flags for me.
Why do you want this? High crime? Shitty house? Etc...
What do you mean?
I do things the old fashioned slow way.
I am almost always busier than I want to be.
I’m not looking to maximum revenue. I’m looking to protect what I have. I want less head aches.

Is this serious question?

Marriage
Out of an infinite number of possible outcomes, from an infinite number of possible decisions, countless wrong decisions lead to me being right where God intended me to be, so that I could meet the person God intended me to be with.

Sometimes it helps to work all the kinks out in a starter marriage before moving on to the real one.

Sometimes you just have to accept that the mistakes you made were what allowed you to be where you were meant to be.
More power to you if you can get it right without any failure, but we aren't all that swift.
