That mortgage will only be 10% of your income if your wage keeps up with said inflation. With the way corporations have been greedy over the last two + decades I would not count on that.

With prices around here mortgages would be around 33% of my gross income, 25% of the family's.

That is because of the pure futility of trying to save up for a 20% down payment at these prices. Basically I need a bunch of family members to die at this point. And I'd rather rent than have that happen

I need another crash, as do a lot of people in my situation

Depends on your appetite for risk and how seriously you take Trump as a stimulus maven, if Trump does spend big to stimulate, that will drive inflation, driving interest rates up, in a higher interest environment, the financial sector is going to be the beneficiaries, if you're betting on a hotter economy, with higher interest therein, then you're betting on the lenders to make out like bandits.

Bear in mind, higher employment; higher wages; higher inflation; higher interest; this will cut into the margins of your dividend paying brick and mortar stocks, while the banks make greater profits on the backs of it.

Okay, if that's what investing in stock is analogous to, I guess I can see how my question may be an ineffective one. No point in being too embarrassed to ask though so what would be the "training" needed before one's first investment can be made(with a lesser chance being knocked the fuck out)?

Go to Vegas or Tunica and ask the pants-pissed passed-out investment guy in the gutter you meet when stepping out of the hotel bus first. Those guys know, and might be more willing to tell you, if they are sober enough.

If you aren't willing to take real risks, and I mean REAL risks, then just join the government work force and set yourself an allowable budget.

Violence as a safe investment strategy seems to be hanging on. For today at least.

Warren Buffet invests other people's money (for example, premiums paid by GEICO policyholders).

Hedge fund billionaires invest other people's money and take 2% of assets off the top plus 20% of profits. They eat none of the losses.

That's how you get rich in the stock market.

Go to am Ivy League undergrad. Work on the Street for a few years and then.get an MBA. Then go work on Wall Street.

You will be rich. You'll feel dirtier than John Podesta's kitchen countertop after a night of spiritcooking, but you will be rich.
